We successfully closed two seller transactions, and both stories share an important thread: each property had previously been listed without success before coming to Crafted Real Estate. What changed wasn’t luck—it was clarity, presentation, and strategy.

Two Seller Closings That Tell an Important Story

This property was originally listed with another brokerage, where pricing proved challenging due to limited comparable sales. Additionally, some of the home’s most meaningful value wasn’t being clearly communicated to buyers.

Although the property itself is located outside of The Cove, it includes deeded access to The Cove community, allowing owners to enjoy beach access, a clubhouse, pickleball courts, and other shared amenities. These deeded rights add real value—but only when they’re explained accurately and positioned correctly in the marketing.

We ensured those community benefits were clearly highlighted, paired with a pricing strategy that made sense in a market with limited comparable sales. We also recommended professional staging, helping buyers better understand the layout, flow, and potential of the home.

With intentional messaging, thoughtful presentation, and hands-on guidance throughout the process, the home successfully closed—bringing confidence and relief to our sellers.

Miller Rd, Bainbridge Island — A Fresh Start That Worked
This Bainbridge Island property had been For Sale By Owner for over a year. The sellers lived out of state and had done their best, but challenges such as cell phone photography, incorrect property details, and pricing misalignment made it difficult for buyers to see the opportunity.

The sellers found Cheryl Timko, a broker with Crafted Real Estate, online and decided to bring in a professional who understood the Bainbridge Island real estate market.

Once listed with Crafted, we implemented a tailored strategy that included:

  • A market-specific pricing approach

  • Professional photography and video

  • Custom signage

  • Accurate, compelling listing details

The property was listed on November 19, went pending by December, and officially closed in January.

  • Two seller closings, both previously unsuccessful before being relisted with Crafted
